BUWOG moves into the new customer and administrative centre at Rathausstraße 1

Even the Corona crisis was unable to halt the completion of the new BUWOG customer and administrative centre: after a total construction period of around 25 months and a delay of only a few weeks, today, 2 June 2020, the first BUWOG employees moved into the new office building at Rathausstrasse 1 in Vienna's first district, in compliance with strict hygiene guidelines. Designed by the Schuberth Schuberth/Stadler Prenn/Ostertag consortium and located on the site of the former City of Vienna's data processing centre, the building features a modern working environment that is also inviting for customers.

We opted for the location on Rathausstraße in order to be centrally accessible for our customers as well as for our team. On the other hand, by choosing this prominent location we are setting an example that lives up to our reputation as a successful Viennese residential construction company", Daniel Riedl, member of the Executive Board of Vonovia SE responsible for all BUWOG operations in Austria, says about the new building.

Andreas Holler, managing director of development at BUWOG Group GmbH, adds: "Here in the heart of Vienna, we have created a striking architectural work with which the BUWOG brand will be associated for considerable time to come. I am very pleased that our team and every partner involved managed to complete the project nearly on schedule, despite the challenging circumstances of the past few months, and that from now on we will be able to achieve further success in accordance with our maxim of "happy working for happy living".

Happy working for happy living

As soon as the corona-related conditions permit, a waiting area in the entrance hall equipped with a library and comfortable seating will welcome BUWOG customers. The customer and sales area is equipped with comfortable sofas, a children's play corner and in the showroom various sample furnishings are presented to interested buyers.

The offices also fulfil every possible wish: from the room concept to the desk – everything is ultra-modern and reflects the state of the art. Open, light surfaces with plenty of glass characterise the working environment, as do meeting zones and options for retreat. The combination of meeting zones and quiet workspaces allows plenty of scope for creativity and innovation, thereby fostering our corporate culture and creating new opportunities.

There is also the optimal connection to the public transportation network and the excellent infrastructure in the surrounding area. A supermarket is located directly in the building, with pharmacies and a range of restaurants in the immediate vicinity.

Health in the workplace

Awarded the quality seal for work and family, BUWOG also accords top priority to its employees' health and safety and work-life balance in the new customer and administrative centre. In order to live up to its standard of being a family-friendly employer, a family office with two workstations has been set up in the new office building: it has a play area that provides entertainment for children of various ages. Parents can go about their work and know that their children are safe. Office furniture such as height-adjustable desks fulfils ergonomic requirements and ultramodern daylight standing lamps provide pleasant lighting controlled by motion detectors. In addition, the new bistro supplies the BUWOG team with freshly cooked food, mostly made from regional products, every day.

Excellent sustainability

In the initial design plans, the careful use of resources was already top priority. Instead of simply demolishing the former building, the previous data processing centre of the City of Vienna was dismantled in several stages and in close cooperation with BauKarussel. Together with the reuse platform Harvest Map, all recyclable components, including furniture and other interior elements, were purposefully reassigned to a new function. Finally, around 90 percent of the building was returned to the material cycle as secondary raw material via a processing plant.

The new building was developed with the greatest attention to the use of sustainable building materials as well as product and chemical management for healthy indoor air. bauXund accompanied the execution and ensured the integration of the construction project's eco-structural specifications, the criteria of the Austrian Sustainable Building Council (ÖGNI), for all subcontractor services. BUWOG's new customer and administrative centre has already received the gold pre-certificate from the German Sustainable Building Council (DGNB). The aim is the earliest possible final gold-level award for the project after completion.

"To make BUWOG fit for the future, sustainability and innovation are enormously important to us and, consequently, to our development business. With our new office building at Rathausstrasse 1, we have set new standards, from demolition and recycling to the use of sustainable building materials and sustainable operating systems such as our highly efficient cooling system", Andreas Holler proudly states.

Architecture to be proud of

The new BUWOG customer and administrative centre is a perfect fit for the location of the former "glass palace". In the planning of the shell, consortium Schuberth Schuberth/Stadler Prenn/Ostertag, took care to ensure that the visual axis from Josefstädterstraße to St. Stephen's Cathedral was retained. Arcades around the building also make it more attractive for pedestrian traffic. Architectural firm Atelier Heiss was responsible for the interior. "Together with the consortium and Atelier Heiss, we have succeeded in developing an office building that exudes style and light, from outside and inside. Thus we've created the basis for a pleasant working environment as well as a comfortable atmosphere for our customers", says Andreas Holler. "Our general contractor, STRABAG in this case, has done a fantastic job making our vision a reality".

Unfortunately, due to the coronavirus there will be no personal customer appointments in the new customer and administrative centre until further notice; after the last few months in home office, our staff will slowly restart office operations in a short of shift system. "But we can hardly wait to be able to welcome our customers and business partners to Rathausstrasse, hopefully soon", Daniel Riedl concludes.
