Green residential oasis for Vienna: BUWOG’s Kennedy Garden project celebrates topping out

It is well known that a garden is thought of as paradise. A refreshingly green environment and a life close to nature are still part of many people’s dream of ideal living, especially in an urban context. BUWOG’s Kennedy Garden project offers a wide range of options for various target groups: distributed across six components, 512 condominiums and rental apartments, 124 part of the Vienna Housing Initiative, enable idyllic and contemporary living in a green oasis in the midst of the hustle and bustle of the city.

On Thursday, 2 June 2022, the topping out was celebrated for the project, which is scheduled for completion at the end of the year. A significant milestone, as Andreas Holler, BUWOG’s managing director responsible for development, points out. In the presence of Michaela Schüchner, manager of the 14th district, architects Herwig Kleinhapl, Peter Podsedensek, Clemens Kirsch and numerous employees of the partners involved in the project, he thanked them for their cooperation: “Everyone involved has done a marvellous job here. Construction began shortly before the outbreak of the pandemic, yet we managed to complete the shell within schedule. Congratulations and a big thank you to the entire team!”

District manager Michaela Schüchner extended her thanks for the great cooperation and praised the project for developing housing for every social class: “As district manager, I would like to thank everyone for the fantastic cooperation. Any challenges were solved together without delay. I also think it’s wonderful that the Kennedy Garden project offers housing for all walks of life. Penzing should remain a district where there is a place for everyone, thus we still need affordable housing. That's why I think it's great that Kennedy Garden offers a good mix of condominiums and affordable rental apartments.”

Six components in a harmonious ensemble

Kennedy Garden creates a secluded haven of peace and retreat with six components. With their muted colours and characterful individual presence, the buildings form a varied yet tranquil overall ensemble. Particular attention is afforded the extensive open areas of the individual apartments, including terraces, balconies, loggias as well as private gardens.

The 274 condominiums are distributed amongst the components “Primula”, “Hortensia”, “Magnolia” and “Calla” (planning: LOVE architecture and urbanism ZT GmbH). 114 rental apartments are being constructed in “Lavandula” (planning: Delta Podsedensek Architekten ZT GmbH), and with a focus on housing for single parents, “Orchidea” (planning: clemens kirsch architektur) offers 124 rental apartments as part of the Vienna Housing Initiative. Two additional commercial units complete this wide range of housing on offer.

The extensive adjoining open and green areas serve as recreational zones and areas for communication, while the paths running between the components are lined with lawn areas and a variety of plants. An underground car park and facilities such as a fitness area are available to the residents as added value.

Green environment for a sense of well-being
The particular innovative potential of Kennedy Garden lies in its forward-looking interspersing of premium, attractive housing with a high level of sustainability, various opportunities to use green areas and every advantage of urban living. Andreas Holler: “Thus the project is also a response to the challenges facing urban housing in an era of climate change, to growing pollution and to increasingly dense development. A central maxim is that climate protection and our personal well-being are not separately conceivable. This is the Kennedy Garden experience.”

In the complex, spacious green areas featuring lush vegetation will be created. The intensive and extensive plantings will ensure positive microclimatic effects due to shading and greater humidity and enhance residents’ sense of well-being. The green environment provides cooling on hot days, and the rooftop greening repels heavy rainfall while providing pleasant areas to relax. At the same time, the plantings provide an important contribution to greater biodiversity in the city.

Sustainable city living
Today, mobility plays a major role in sustainable and environmentally friendly urban living, and it will so in the future. For this reason, extensive bicycle parking facilities are planned throughout the Kennedy Garden site. As is already standard in most new BUWOG projects, charging stations are also available. To ensure electromobility in the long term or to expand it as needed, 25 charging stations have already been built. For further parking spaces there is a retrofitting option via electrical outlet.

Necessary solutions to adapt to climate change in urban areas also pertain to most of the energy supply. Kennedy Garden's energy-efficient heat is generated by a condensing gas boiler system and two heat pumps, which are designed as a brine system and also powered by PV panels. The ground is used as a heat source, which reduces the burden on the environment and keeps heating costs low. The project has already been awarded the Greenpass certificate for the green space design, and the goal is now to be awarded the klimaaktiv certificate in silver.
