Residential project AMELIE in Biotope City is fully placed

BUWOG developed the "AMELIE" project from 2017 to fall of 2019 on the former grounds of Coca-Cola in the 10th district of Vienna. The company was one of seven developers to build attractive housing in the ecological urban development area "Biotope City" on the Wienerberg. Three buildings with 136 privately financed condominiums have been developed at Zelda-Kaplan-Weg 8-12, all of which have already been sold. Meanwhile, the 5.4-hectare Biotope City has been nominated as a candidate for the 2022 International Building Exhibition in Vienna. Thus this innovative showcase project is recognised at the international level as an answer to the challenges of climate change for urban housing.

"AMELIE makes housing seekers' desire for sustainable living and a home surrounded by greenery come true. The focus is on spacious communal areas and private open spaces such as balconies, loggias or terraces with private gardens for all residents. We are delighted about the rapid placement of the three components because it demonstrates the significant demand for ecological residential projects, more of which we also intend to develop in the future, says Andreas Holler, managing director of the BUWOG Group.

Sustainable living with urban advantages

The 10th district is one of Vienna's up-and-coming districts and is being upgraded again with Biotope City. BUWOG's presence in the new district stands out, in particular, with its project "AMELIE", which consists of three components: the 136 privately financed condominiums have total floor area of approximately 52 sqm to 119 sqm, each with two to four rooms. The architectural firm BKK-3 is responsible for the architecture. The project excels with communal facilities such as urban gardening areas and a sauna – services which ensure greater interaction among residents. A playground for toddlers is also provided for the youngest. The direct access to the adjacent Otto Benesch Park makes "AMELIE" the ideal project for families and nature lovers. Optimal infrastructure is also provided: supermarkets, pharmacies, schools, kindergartens and medical facilities are located in the immediate vicinity. Just a few minutes away there are stations for a variety of bus lines offering a quick public transportation connection. "AMELIE" offers drivers on Triester Straße optimal access to the A2; 131 parking spaces are available in the in-house underground car park.

Biotope City: people and nature in harmony

The concept of Biotope City envisages a thoroughly green urban district: numerous trees, open green areas, usable green rooftops and green façades are to enable sustainable living in the midst of the city. The project is a response to the challenges facing urban housing in an era of climate change, elevated pollution and increasingly dense development. The regenerative mechanisms of nature serve to increase the well-being of the residents. For example, greening buildings cools the surrounding areas on hot days, while rooftop greenery keeps heavy rainfall at bay while simultaneously providing pleasant areas to stay.

The innovative potential of Wienerberg's Biotope City has also been recognised by the advisory committee of the Vienna International Building Exhibition "IBA Vienna - New Social Housing", which will take place in Vienna for the first time in 2022. Biotope City has been awarded IBA project status and is therefore considered a showcase project for necessary solutions concerning adaptation to climate change in urban areas.
